From an urban point of view, the project site is prominent and defines the level of architecture in Malmi city centre, as it is among the first buildings to be completed. The environment of the plot is challenging in terms of noise conditions.
The circular shape of the building and its external perimeter with an access balcony effectively blocks noise, allows plenty of daylight into the flats and creates a pleasant courtyard environment.
The floor plan is cost-effective due to its shape. Green building objectives are an important part of the design. A low carbon footprint will be achieved through the use of prefabricated timber construction and renewable energy will be enabled through a solar cell system. The project site will also focus on increasing biodiversity by creating diverse green spaces and large stormwater absorption areas in internal and external courtyards.
