The old factory site of Pyynikin Trikoo is located in Tampere, near the beautiful shoreline between the protected Pyynikki Esker and Lake Pyhäjärvi.
The first project to be completed was Asunto Oy Tampereen Pyynikin Patruuna in summer 2020. The building is one of the oldest buildings in Pyynikin Trikoo. Once the sewing section of the textile factory, the space now houses 68 new loft apartments, all with either a balconet, a small cantilevered balcony or a rooftop terrace, that pay respect to the factory days.
The old industrial property will be put to new use with the renovation of high-end flats, a 150-room studio hotel and business premises. The buildings are protected in the local detailed plan, which is why renovation and alteration work must take into account the preservation of their significant character in terms of the urban landscape.
The external walls of the building are solid brick and the pillars, the joists of the intermediate floors and the panels are of concrete construction. The brickwork of the façade was restored and the plaster was replaced throughout. Except for the plastered part of the top floor, all the window sills were dismantled to enlarge the window openings down to the floor. Small prefabricated steel balconies were installed in every other window opening.
The same design principles were used in the next phase of the project, the development of Pyynikin Mestari, which contains 48 flats. A couple of the ground-floor flats have their own entrance to the inner yard. The ground floor also houses the sauna and gym facilities shared by the residents of Patruuna and Mestari.
