THE PLAN INVOLVES THE CONVERSION OF AN UNDEVELOPED AREA FOR HOUSING AND COMMERCIAL DEVELOPMENT ON THE EAST SIDE OF THE CENTRE OF KORSO.

The plan involves the conversion of an undeveloped area for housing and commercial development on the east side of the centre of Korso. The area is located about 200 metres from the train station and is bordered by Kulomäentie in the south, Minkkitie in the east, the main railway line in the west and a health station in the north. The area currently consists mainly of forest. The area is crossed by light traffic routes.

The plan aims to develop the area east of the railway line into an urban residential area with services and jobs, supporting the development of the city centre.

The construction of the area is affected by noise from the railway line and traffic on the Kulomäentie, which is why the buildings would form a noise barrier to the west and south. Behind the residential buildings along the noise-protected railway line, the scale of the buildings is smaller and more varied in terms of urban design.

The plan will create a varied block structure in the area, offering opportunities for a variety of housing types. The design emphasises a sense of community. A pedestrian route connecting the different parts of the area runs through the courtyards of the area, encouraging social interaction and, thus, strengthening the sense of community. Block houses have also been placed along the route. The central square “piazza” serves as a common outdoor recreation area for the area, and commercial and community activities are located around it.

The design focuses on creating a comfortable and safe environment from all sides. Mobility in the area is based on a cycling and walking-oriented network of routes. The routes are connected to routes outside the area and the plan shows the locations of the new connections.

The plan will integrate and densify the urban fabric and townscape and enhance the overall appearance of the Korso city centre.
